Warm Springs Fremont Home Values and Recent Sales
Welcome to Warm Springs, Fremont’s southern corner: closer to Milpitas than to the City Center, with the hills rising just beyond the rooftops. On the City’s map it covers the residential streets west of I-680, and most of them went in during the 1960s and 70s: about two-thirds of the 430 single-family sales here since 2020 were homes built before 1990, on lots averaging about 7,000 sq ft. Woven through them are the Wine Streets, where the signs read Chardonnay, Riesling and Sauvignon, and newer pockets like Mission Falls and Montebello, where lots run smaller.
What I like most is how much is close by: Warm Springs Community Park and three smaller parks (Booster, Lone Tree Creek and Plomosa), Mission Peak’s Stanford Avenue entrance, and grocery stores and everyday errands along Mission Boulevard. BART’s Warm Springs/South Fremont station, open since 2017, and the Tesla factory are next door, and Mission Boulevard links I-680 and I-880 right here.
Prices have held about even over the past year: in the last 12 months there were 55 single-family sales at an average of $2,079,054, 0.8% higher than the year before, at $1,108 per sq ft and an average of 16 days on market. The 21 nearby sales averaged $1,108 per sq ft, the same as all of Warm Springs over the past 12 months. 774 Iroquois Way was smaller than the nearby average (1,784 vs 1,931 sq ft), which is worth keeping in mind when comparing $/sq ft. One of the 21 nearby sales is just outside the Warm Springs boundary.

About the Data and Sources
Detached single-family sales from the Bay East Association of REALTORS® MLS (deemed reliable but not guaranteed), compiled by Josh Uy, with data through Sept 30, 2026. Townhomes and condos aren’t included. Warm Springs = the City of Fremont’s Warm Springs neighborhood map (west of I-680).
Averages unless noted: sold price, days on market, sq ft and lot are plain averages (means) of the sales, and average $/sq ft is the mean of each sale’s MLS price per sq ft. An average lot leaves out lots recorded as 0 or blank, and the “Shared lot” homes: some newer terrace homes carry a lot shared by several homes in the records, not their own yard. Beds and baths are the most common count; year built is the average, rounded. Averages move with a few large or small sales, so read single months and quarters loosely.
“Above asking” = the share of sales with a sold price above list. “Sold over list” = total sold ÷ total list, minus 1.
“Nearby” = sales within ½ mile of 774 Iroquois Way in a straight line. 774 Iroquois Way closed Oct 5, 2026, after this data’s Sept 30 cutoff, so it isn’t in any figure.
Price tracker: every Warm Springs sale since January 2020, by month or quarter; avg size is the mean sq ft. Lot over 3,500 sq ft vs 3,500 or less splits sales the way my original Warm Springs tracker did (a blank or shared lot counts as 3,500 or less). The Fremont overlay is all of Fremont, all lot sizes. SPY and QQQ are month-end closes and the 30-year rate is the monthly average of Freddie Mac’s weekly rate, both from my Fremont price tracker; a quarter uses its last month. With any overlay on, every line is indexed to 100 at the start of the range. Trend lines are exponential moving averages over 6 or 12 months.
Sales map: the past 24 months (Oct 2024 to Sep 2026), narrowing to the past 3, 6 or 12 months (from July 2026, April 2026 or October 2025, all through Sep 30, 2026). Sales, schools and places are placed by geocoded address, and a few newer terrace streets are placed at the street’s midpoint, so some dots overlap. The panel’s averages cover the sales in the view, and the 10 latest sales under the map show actual sold prices. The lot-size filter uses the MLS lot sq ft and the tracker’s 3,500 sq ft split, with a shared lot counted as 3,500 or less.
